House Rules: Recreational Facilities
Rules and Regulations on the Use of Facilities
1 .0 The recreation facilities are for the exclusive use of residents and their guests. Non-resident owners who have tenanted out their units may not use the facilities except as invited guests of Tropical Spring. The operating hours are subject to change by the Management.
2.0 Residents must produce valid resident cards to use the facilities or to make bookings at the Management office during office hours.
3.0 Guests must sign in and be accompanied by the Resident(s) throughout the use of the specified facility.
4.0 Residents are not allowed to use the recreational facilities for the benefit of any Company or social organization.
5.0 Except for those games and activities for which the facilities were specifically intended, no other games or activities (unless approved by the Management) will be allowed.
6.0 The Management reserves the right to exclude the residents and invited guests from the use of the recreational facilities should there be any violation of house rules or misuse of the recreational facilities.
7.0 Prior bookings are necessary when using the facilities (other than swimming pool, gymnasium, children’s playground, sauna, exercise stations.)
8.0 Each unit is entitled to the booking of only one (1) facility at any one time. Bookings of different facilities for the same time slot shall not be permitted.
9.0 Residents must inform the Management of any existing damages to the facility or equipment which they or their guests are about to use. Failing which they may be held responsible for such damages and be liable for the repair/replacement costs.
10.0 No food or beverages are permitted in the recreational areas unless otherwise stated.
11.0 The Management will not be held responsible for any loss or damage to any personal property, injury or death arising from the use of the recreational facilities.
12.0 The Management shall not be responsible for any mishap arising from the use of the saunas.
13.0 These rules and regulations are subject to change by the Management as and when necessary.
Tennis Court
1 .0 The tennis court is opened daily for use from 7.00am to 10.00pm.
2.0 The prime time shall be on weekends, public holidays and from 6.0opm to 10.00pm on weekdays unless otherwise stated by the Management from time to lime.
3.0 Booking shall be made at the management office with a valid Resident card.
4.0 No person is allowed to use the tennis courts unless prior bookings are made.
5.0 The booking can be made to a maximum of seven (7) days in advance of the intended slot or as the Management deems fit.
6.0 Each booking is limited to a maximum of two (2) hours session.
7.0 Users who are unable to turn up for the game are kindly requested to cancel their booking as early as possible before the scheduled time of play to allow other residents to utilize the facilities.
8.0 Users are advised to be punctual. If the personwho makes the booking fails to turn up ten (10) minutes after the scheduled time of play, the booking of the tennis court will be cancelled andre-allocated to another party.
9.0 Booking is not transferable.
10.0 Each unit is entitled to one(1) session free of charge per calendar month (i.e. a total of twelve (12) free sessions per calender year). Thereafter, a charge applies. Kindly check with the Management office for the updated rates.
11 .0 Users shall be properly attired when playing. Only non-marking rubber shoes should be worn and they should be free from sand/mud before entering the tennis courts. Street/outdoor shoes, boots, high-heeled shoes, leather shoes etc. are not permitted.
12.0 No food and beverages are permitted in the tennis court.
13.0 Pets are not allowed in the tennis court.
14.0 Smoking is strictly prohibited in the tennis court.
15.0 Children under twelve (12) years of age are not permitted in the tennis court unless accompanied by their parents or supervising adults who shall be responsible for their behaviour and safety.
16.0 Users are required to take good care of the facilities. Any damage shall be reported to the Management immediately. If the damage is not a result of normal wear and tear, the user(s) will be responsible for its repair/replacement.
17.0 All users are requested to co-operate with the Management by presenting their resident cards when called upon to do so.
18.0 Users are responsible for the general cleanliness of the tennis court during their use and the place is to be kept clean after use.
19.0 Users showing bad behaviour and/or using vulgar language will be asked to leave the tennis court.
20.0 The Management reserves the right to refuse, reject or cancel the booking and use by unauthorized persons who infringe the rules and regulations.
21.0 The Management will not be held responsible for any loss or damage to any personal property, injury or death arising from the use of the tennis court.
22.0 These rules and regulations are subject to change by the Management as and when necessary.
Swimming Pool, Children’s Pool and Jacuzzi
1.0 The pools are opened daily for use from 7.00am to 10.00pm.
1.0 Users are advised to shower before entering the pool. No spitting, nose blowing and the like are permitted in the pools.
3.0 All persons are required to dry themselves before leaving the pools and changing rooms. No person wearing a dripping wet suit or swimming trunk shall go beyond the pool and changing room area.
4.0 Persons with bandage or open wound infection or communicable diseases are not allowed to use the pools.
5.0 All users of the pools must be in proper swimming attire.
6.0 The Management may prohibit any person from using swimming attire, which in the opinion of the Management, improper or may cause embarrassment to any other person.
7.0 Airbeds, surfboards, light raft, bulky inflatable objects, snorkelling and scuba gears or similar objects are not permitted in the pools. However, children may play with small water toys only in the children’s pool.
8.0 No food and beverages are permitted in the pools or within the immediate vicinity. All litter must be disposed in the receptacles provided.
9.0 No pets are allowed in the pools or within the vicinity.
10.0 There will be NO lifeguard on duty. A person who uses the pool must be aware of all safety procedures and shall do so at his/her own risk.
11.0 Conducting of swimming lessons required prior written approval from the management.
12.0 Children under twelve (12) years of age must be accompanied and supervised by an adult.
13.0 All persons are advised to leave the pools during rainfall, thunderstorm or when cleaning is in progress.
14.0 There will be no reservation of the pool areas by residents for private functions.
15.0 Running, ball sports, Frisbee playing, cycling, roller-skating, “horseplaying” and other similar activities are not permitted in the pool area.
16.0 Noisy, rough or dangerous play is not permitted in the pools.
17.0 Diving is strictly prohibited.
18.0 The Management shall not be responsible for any mishaps, injuries or loss of life or property sustained by the residents or their guests when using the pool and its facilities.
19.0 The security guards or any representatives of the Management may require any person at the pool areas to identify himself or herself.
20.0 The safety equipment provided around the pools shall not be used other than its intended purpose. No poolside furniture shall be removed from the pool area by any person. Any misuse of such furniture is prohibited.
21.0 A person who breaches any of the rules shall be required to leave the swimming pool.
22.0 All rules and regulations are subject to change by the Management as and when necessary.
Saunas
1.0 The saunas are opened daily from 7.00 am to 10.00pm
2.0 The saunas are opened only to Residents and their invited guests.
3.0 Users must be properly attired and be in a good behaviour.
4.0 Users are advised to shower before entering the saunas.
5.0 The doors of the saunas must be kept closed but not locked at all times.
6.0 Any person who breaches any of the rules and regulations shall be required to leave the saunas.
7.0 No male person shall enter the saunas reserved for the female and vice-versa.
8.0 No Food and beverages are permitted in the saunas.
9.0 Users must observe the health warning sign posted at the entrance to the saunas.
10.0 Children using the saunas must be accompanied by an adult.
11.0 Any person who is medically unfit is strongly advised not to use the saunas.
Function Hall
1.0 The Function Hall is opened for booking for the following sessions daily:
Monday—Sunday (including public holidays):
- 1st session: 10.00am to 3.30pm
- 2nd session: 4.30pm to 10.00pm
2.0 A refundable deposit of S$100.00 (to cover damage or removal of rubbish if any) is required for the use of Function Hall for each session. The facility will be opened to all Residents for booking.
3.0 Residents are required to pay the refundable deposit to the management office when the booking is made. The cheque shall be made payable to MCST 2790. No cash payment will be accepted.
4.0 Bookings shall be made at the Management Office with a valid Resident card.
5.0 Booking can be made up to a maximum of 90 days in advance of the intended session.
6.0 Each unit is entitled to two (2) sessions free of charge per calendar year. Thereafter, a charge applies. Kindly check with the Management office for the updated rates.
7.0 Cancellation of booking shall be made at least 24 hours before the reserved session, failing which the deposit will be forfeited.
8.0 Deposit shall be forfeited in the event that applicant fails to turn up for the reserved session.
9.0 The Management reserves the right to refuse the use of the Function Hall to any Residents who are unable to present the permit when called upon to do so. The permit for use of the Function Hall is not transferable.
10.0 Smoking is strictly prohibited in the Function Hall.
11.0 No mobile discos and live bands will be allowed. Should stereo equipment be used, the speaker total wattage should not exceed 220 watts.
12.0 The Function Hall must not be used for commercial (e.g. sale of tickets), religious or political activities. Mahjong sessions or other illegal activities are also disallowed.
13.0 The use of the Function Hall is restricted to only Residents and their invited guests.
14.0 Users are required to take good care of the Function Hall. Any damage shall be reported to the Management immediately. If the damage is not as a result of normal wear and tear, the user(s) will be responsible for its repair/replacement.
15.0 The Management reserves the right to deduct the repair/replacement cost from the booking deposit. In the event that the deposit is insufficient to cover the repair/replacement cost, the Management reserves the right to recover the balance cost from the applicant.
16.0 Pets are not allowed in the Function Hall.
17.0 Residents are responsible for the general cleanliness of the Function Hall. The place is to be kept clean after use.
18.0 Residents who breach any of the above rules are required to leave the Function Hall.
19.0 The Management reserves the right to forfeit the deposit and to refuse future bookings for non-compliance of any of the above rules.
20.0 The Management will not be held responsible for any loss or damage to any personal property, injury or death arising from the use of the Function Hall.
21.0 These rules and regulations are subject to change by the Management as and when necessary.
Karaoke Room
1.0 The karaoke room is opened daily for use from 10.00am to 10.00pm.
2.0 Booking shall be made at the management office with a valid Resident card.
3.0 Residents are required to pay a refundable deposit of S$100.00 to the management office when the booking is made. The cheque shall be made payable to MCST 2790. No cash payment will be accepted.
4.0 Each unit is entitled to two (2) sessions free of charge per year (i.e. 2 hours per session)which may include one session of prime time. Thereafter, a charge applies. Kindly check with the Management office for the updated rates. Prime time shall be on weekends, public holidays and from 6.00pm to 10.00pm on weekdays unless otherwise stated by the Management.
5.0 The booking can be made 90 days in advance of the intended session.
6.0 Cancellation of booking shall be made 24 hours before the reserved session, failing which the deposit will be forfeited.
7.0 Deposit shall be forfeited in the event that the applicant fails to turn up for the reserved session.
8.0 Smoking is strictly prohibited in the Karaoke Room.
9.0 The user must ensure that the volume/noise be maintained at a reasonable level.
10.0 The user shall maintain the general cleanliness of the Karaoke Room.
11.0 The applicant shall be responsible for the good conduct and behaviour of all guests.
12.0 The Management will not be held responsible for any loss or damage to any personal property. injury or death arising from the use of the Karaoke Room.
13.0 The applicant is required to take good care of the equipment. Any damage shall be reported to the Management immediately.
14.0 The applicant shall provide their own LD / VCD.
15.0 These rules and regulations are subject to change by the Management as and when necessary.
Gymnasium
1.0 The gymnasium is opened daily for use from 6.30am to 10.00pm.
2.0 Only residents with valid resident card are permitted to use the gymnasium.
3.0 Each resident is permitted to bring in not more than two guests at any one time. Guest(s) must be accompanied by the resident(s) at all times.
4.0 Residents and their guests should read the instructions provided before using the equipment. Due care must be exercised when using the equipment to avoid accidents and damage.
5.0 Residents and their guests are required to sign in at the Management Office (during office hours) or Guard House (after office hours) before entering the gymnasium and sign out after use.
6.0 Proper exercise attire must be worn at all times. Bathing suits and sandals are strictly prohibited.
7.0 Eating, drinking (other than plain water) and smoking are strictly prohibited. Pets are also not allowed in the premises.
8.0 Children under 12 years of age are not permitted in gymnasium. Children between 12 and 16 years of age must be accompanied by adults.
9.0 Residents will be responsible for any loss or damages caused by their guests or themselves.
10.0 Residents are requested to place the weights back in its proper place after use.
11 .0 Equipment shall not be shifted or removed from their positions or from the gymnasium by the residents.
12.0 The Management will not be held responsible for any injuries, damages or loss of life, limb or property sustained by the resident(s) and their guest(s), during the use of the facility/equipment.
13.0 These rules and regulations are subject to change by the Management as and when necessary.
Barbecue Pit
1.0 The Barbecue Pits are opened for booking for the following sessions daily.
Monday — Sunday- 1st session 10.00am to 3.30pm
Including Public Holidays- 2nd session 4.30pm to 10.00pm
2.0 A refundable deposit of $100.00 (to cover damages or removal of rubbish if any) is required for the use of the Barbecue Pit for each session.
3.0 Residents are required to pay the refundable deposit when making the booking. The cheque shall be made payable to MCST 2790.
4.0 Booking shall be made at the management office with a valid Resident card.
5.0 Booking can be made up to a maximum of 90 days in advance of the intended session or as the Management deems fit.

9.0 The Barbecue Pits can be used only for functions approved by the Management. All parties or social gathering should be confined within the Barbecue Pit area.
10.0 No live band music or mobile disco is allowed. Only portable components not exceeding 220 watts can be used. The applicant must ensure that the volume of the sound equipment shall be maintained at a reasonable noise level.
11 .0 Residents shall maintain the general cleanliness of the Barbecue Pits and shall not litter in or around the Barbecue Pits. The Barbecue Pits including the metal grilles and trays must be cleaned and all waste-food and refuse must be disposed.
12.0 The permit for use of the Barbecue Pit is not transferable.
13.0 Residents shall be responsible for the good conduct and behaviour of all persons in the Barbecue Pit area during the period of use.
14.0 Residents shall indemnify the Managementagainst all actions, claims and demands that may be brought against the Management for the use of the Barbecue Pit(s).
15.0 All taps in the common areas and washing facilities at the changing rooms are not meant for the washing of utensils. All food wastes and refuse are to be placed in plastic air-tight bags and disposed off at the bin centre.
16.0 The Management, security guards or any representative of the Managing Agent may require any person at the Barbecue Pits to identify himself or herself.
17.0 Any person who breaches the rules and regulations shall be required to leave the Barbecue Pits. The security guards have the authority to ask the person(s) to leave the Barbecue Pit.
18.0 The resident who has reserved the Barbecue Pit shall ensure that no damage is caused to the common property.
19.0 The Management reserves the right to forfeit the deposit and to refuse future bookings for non-compliance of any of the above rules.
20.0 All costs incurred in cleaning the area or to rectify any damages done shall be borne by the applicant.
21 .0 The Management shall not be responsible for any accident/death due to negligence or the like on the part of the person(s) concerned, or arising from failure to abide by the rules.
22.0 These rules and regulations are subject to change by the Management as and when necessary.
Children Playground & Exercise Stations
1.0 Children under 8 years of age must be accompanied by their parents or supervising adults who shall be responsible for the children’s behaviour and safety.
2.0 All person(s) are advised to leave the playground during heavy rain and thunderstorm.
3.0 No Food and beverages are permitted in the playground.
4.0 Noisy, rough or dangerous play shall not be permitted at the playground.
5.0 The Management will not undertake responsibility for any loss or damage to any personal property, injury or death arising from carelessness or negligence by the users, or arising from failure to abide by the rules.
6.0 These rutes and regulations are subject to change by the Management as and when necessary
